Bottom line: London agents have more slow-moving and relisted stock, while expecting clearer returns from every marketing supplier. The immediate opportunity is a focused listing-reset service backed by premium, accurate visual media.

1. London’s relisting opportunity has become unusually large


What changed: Zoopla reported on 30 September that sales agreed are down 9% year on year while available stock is up 5%. In London, only three in ten listings secure a buyer within three months, and one-third of newly listed flats have already been marketed during the previous year. Six in ten returning UK listings have reduced their asking price.


Why it matters commercially: Agents now have a visible pool of second-instruction and relaunch candidates, particularly flats and larger homes. Fresh media can restore attention, but it must sit alongside realistic pricing.


Practical move: Use a defined Listing Reset: refreshed hero photography and image order, floor-plan review, a genuine 20–40 second filmed vertical reel and optional updated drone coverage.


2. Zoopla previewed more AI-led property matching


What changed: At its London Agent Growth Forum on 29 September, Zoopla demonstrated forthcoming search technology that uses AI to interpret listing content. It said clear photography and rich descriptions give the technology more information with which to surface suitable homes. The same event found that agents want clearer ROI, higher-quality leads and simpler partner products.


Status: Demonstrated to agents; not yet announced as a general public release.


Why it matters commercially: Listing assets are becoming machine-readable inputs, not merely a gallery for human browsing. Missing room coverage, ambiguous filenames and generic descriptions may become a discovery disadvantage.


Practical move: Deliver an optional AI-search-ready asset sheet with factual room labels, aspect, outlook, garden or terrace details and genuine architectural differentiators.


3. Independent regulation of estate agents is coming


What changed: On 29 September, the government committed to introducing an independent statutory regulator covering estate, letting and managing agents. Agents would require licences and appropriate qualifications, with the regulator able to establish codes of practice and remove licences.


Status: Announced policy requiring legislation. The timetable, standards and qualification details are not yet in force.


Why it matters commercially: Professional agencies are likely to scrutinise marketing accuracy, supplier records, AI alteration and drone compliance more closely.


Practical move: Maintain a concise supplier-assurance record covering insurance, drone credentials, measured-floor-plan processes, image retention and transparent labelling of materially AI-altered images.


4. First-time-buyer support may open a narrow London new-build segment


What changed: Rightmove’s 2 October modelling suggests the proposed Your First Home equity-loan scheme could increase the proportion of London new builds affordable to an average solo first-time buyer from 1% to 5%, with higher estimates in Hillingdon and Bexley.


Status: Conditional. Final eligibility, price caps and regional rules are expected at the Budget.


Practical move: Identify outer-London developer and agency relationships now, but wait for final rules before investing in a dedicated campaign.


Signal to watch: inexpensive photo-to-video reels


Several UK-facing services now turn a Rightmove link or an existing photo set into branded vertical reels at very low prices. Evidence currently comes from vendors rather than independent adoption data, so this remains a commercial signal rather than a confirmed market shift.


Practical distinction: Separate photo-derived social reels from genuine on-location cinematic tours. Premium filmed work should emphasise spatial movement, agent presentation, ambient detail, sound design and properly captured aerial footage.


Drone and portal check


  • No confirmed new Rightmove, Zoopla or OnTheMarket photo/video specification or virtual-staging rule this week.

  • The CAA updated its atypical-air-environment policy for eligible multi-site beyond-visual-line-of-sight operations. It does not change ordinary visual-line-of-sight London property shoots.

  • No other material change to routine property-drone operating rules was identified.
